Jeffrey Abbott, CPA
Jeff oversees Stratford Capital’s fund management group. He is a thirty-year veteran of the affordable housing industry. Before joining Stratford Capital in 2011, he worked for several Boston-based tax credit syndication firms focusing on investor servicing. Jeff is committed to providing prompt and transparent reporting for each of Stratford Capital’s investor clients.
Jeff received a bachelor’s degree in business administration specializing in accounting from Boston College and holds the CPA designation. He lives north of Boston with his wife. Outside of work, Jeff can be found with his family on weekends and enjoying the outdoors on Cape Cod.

Tina Ashe
Tina joined Stratford Capital in 2016. She has over 25 years of experience in the affordable housing industry. Tina is part of the Asset Management Team and oversees a portfolio of affordable housing properties in various life cycles.
Tina has a bachelor’s degree from the University of Scranton in Pennsylvania. She lives north of Boston with her husband, son, daughter, and French bulldog. In her spare time, she enjoys spending time with friends and family, playing golf, and cheering her kids on from the sidelines at their lacrosse games.

Marcus Benson
Marcus joined Stratford Capital in 2019 as the head of the tax department in charge of overall compliance for our syndicated investment partnerships, as well as providing tax insights into many aspects of the company, from underwriting and acquisition to asset and fund management, as well as investment dispositions. He came to Stratford from a regional CPA firm, where he started his tenure in the affordable housing industry over a decade ago.
Marcus has a bachelor’s degree in accounting from Saint Joseph’s College of Maine and a Master of Science degree in Accounting from Southern New Hampshire University. He lives on the North Shore with his wife, son, and dogs. Outside work, he loves traveling, golfing, spending time with his family, and working in his woodshop.

John Binieris
John joined Stratford Capital in 2015 as a member of the Acquisitions team, where he is involved in all facets of closing affordable housing investments. Before joining Stratford Capital, John spent seven years at Boston City Hall as a member of the Assessing Department’s Tax Policy group.
John earned a Bachelor of Science degree in Urban Studies from UMass Amherst and a Master of Science in Financial Economics from Boston University. John lives on the North Shore with his wife and two children and is actively involved in coaching and serving on various local Boards and Committees in his town. John enjoys playing hockey, skiing, rock music, watching his kids play sports, and spending time with his family and friends at Cape Ann’s wonderful beaches.

Bill Bucci
Bill joined Stratford Capital’s Acquisitions team as an analyst in 2024. His day-to-day responsibilities involve financial modeling and due diligence review. Before joining Stratford Capital, he worked for a tax credit syndication firm in their asset management department. Bill holds a bachelor’s degree in business administration from SUNY Albany and a master’s degree in finance from Babson College. While pursuing his education, he spent nearly a decade working summers as an oyster farmer on the east end of Long Island. He currently lives in Boston’s North End. Outside of work, Bill enjoys spending time on the water, traveling, and trying new restaurants with family and friends.

Mary Colon-Diaz
Mary Colon-Diaz joined Stratford Capital in 2018. She has over fifteen years of experience in the affordable housing industry. Mary is a part of the Asset Management Team and is responsible for low-income housing tax credit regulatory compliance and oversight.
Mary holds several certifications, including ARM, C5P, and NPCC. She lives north of Boston with her husband, son, and daughter. Outside of work, Mary enjoys spending time with her family and friends, traveling, and being able to cheer for her children at sporting events.

Hanna Coughlin
Hanna joined Stratford Capital in 2021 as an analyst on the acquisitions team. Her day-to-day responsibilities involve financial modeling and due diligence review. Before joining Stratford Capital, she held multiple positions in the multifamily lending department of the Massachusetts Housing Finance Agency, where she was responsible for underwriting affordable housing financing proposals.
Hanna has a bachelor’s degree from Amherst College and a master’s degree in urban planning from the Graduate School of Design at Harvard University. She lives on the North Shore with her husband, daughter, and energetic pug mix. She enjoys spending time with family and friends, exploring local bike paths and hiking trails, and visiting the North Shore beaches.

Maureen Donahue
Maureen has over thirty-five years of experience in the investment management industry, eight of which are in affordable housing. Her prior experience included insurance company portfolio management and risk management. Maureen joined Stratford Capital in 2018, tasked with managing and enhancing the portfolio database and developing portfolio analytics tools. She leverages technology, turning data into information, to strengthen portfolio oversight.
Maureen earned a bachelor’s degree in accounting from Western New England University, an MBA in Real Estate Finance from the University of Connecticut, Teacher Certification in Secondary Mathematics from the University of Saint Joseph, and holds the Chartered Financial Analyst® designation. She is curious by nature, loves learning, and loves math. Maureen lives on the North Shore and enjoys spending time with her family and grandchildren, playing board games, crafting, hiking, and traveling.

Kaitlyn Doyle
Kaitlyn joined Stratford Capital in 2020 as an analyst on the acquisitions team. Her day-to-day responsibilities involve financial modeling and due diligence review. Before joining Stratford Capital, she worked as an underwriter at MassHousing, where she was involved in analyzing, underwriting, and closing multifamily affordable housing loans.
Kaitlyn has a bachelor’s degree in economics from Boston College and an MBA from the University of Massachusetts Amherst. She lives on the North Shore with her husband and son.

Andrew Durkin
Andrew joined Stratford Capital’s Acquisitions team in 2022. He previously underwrote affordable housing and community facility loans for mission-based lenders. Andrew started his career at a non-profit affordable housing developer in Chicago.
Andrew holds a bachelor’s degree in economics and political science from La Salle University. He lives in Philadelphia with his partner. Andrew enjoys hiking, climbing, cycling, and spending time with friends outside of work.

Derek Foster
Derek has over twenty-five years of experience in the affordable housing industry and has been in a senior leadership position with Stratford since 2009. Derek oversees Stratford’s asset management activities.
Derek has a bachelor’s degree from the University of Massachusetts at Amherst and lives outside Boston with his wife and two children. Outside of work, Derek enjoys traveling and being outdoors (skiing, fishing, kayaking, and mountain biking).

Joshua K. Gould
Josh is a member of the Acquisitions group and is primarily responsible for acquiring, analyzing, structuring, and closing equity investments in affordable housing communities. He has nearly 25 years of experience in the affordable housing industry. Before joining Stratford Capital in 2021, he worked for a tax credit syndication firm, an affordable housing developer, a construction management firm, and an architectural firm.
Josh earned a bachelor’s degree in design of the environment, a pre-architecture program from the University of Pennsylvania, and an MBA from Boston University. He lives on Boston’s North Shore with his wife, two daughters, and Australian Labradoodle. Outside of work, Josh enjoys spending time with family and friends, skiing, mountain biking, and trying out new recipes.

Jahna Gregory
Jahna has over 30 years of experience in the affordable housing industry. Jahna is on the Acquisitions Team, underwriting and closing LIHTC transactions. Before joining Stratford Capital in 2016, she worked in the acquisitions department at two other Boston-based tax credit syndication firms.
Jahna earned a bachelor’s degree in economics from Hamilton College. She lives on the North Shore with her family. Outside of work, she enjoys traveling, biking, skiing, and all types of racket sports, especially pickleball.

Leah Harte
Leah is a senior tax accountant at Stratford Capital. Before joining Stratford Capital in 2021, Leah worked in public accounting, specializing in tax credit incentives, affordable housing, and non-profits. Leah works directly with Marcus, and her daily responsibilities include maintaining records and preparing tax returns on a portfolio of roughly 300 investments and growing.
Leah earned a bachelor’s degree in business administration with a concentration in Accounting from the University of Massachusetts Lowell. She lives on the North Shore with her husband, two young daughters, and a dog and cat. Leah’s hobbies include spoiling her daughters, traveling, watching the Red Sox and Bravo, reading one of her book club selections, and indulging in new food and drinks.

Levi Kafka
Levi joined Stratford Capital as an Analyst in 2016 and has grown to manage closings at the operating tier. Having previously worked in homeless services and then real estate development while using Excel excessively for Fantasy sports, Levi finds reward in both the tasks and achievements of tax credit syndication.
Levi earned a bachelor’s degree from Georgia Tech. He lives on the North Shore with his wife and cats but remains Minnesotan enough to let the Vikings get his hopes up. He enjoys splitting firewood and apologizes for apologizing too often.

Alex Kasprzak
Alex joined Stratford Capital in 2009. She has spent over 15 years working in the affordable housing industry, nearly all at Stratford. Alex is part of the Asset and Fund Management teams, assisting in all areas of portfolio management.
Alex has a bachelor’s degree from Suffolk University. She lives north of Boston with her husband, two daughters, and a four-legged puppy son. Outside of work, Alex spends time with family and friends and can usually be found shuffling her two young daughters to an assortment of sports practices and games.

Winnie Kyi
Winnie joined Stratford Capital in 2020 as an analyst on the acquisitions team. Her day-to-day responsibilities involve financial modeling and due diligence review. Before joining Stratford, she worked in various other real estate fields, including appraisal, property management, and commercial real estate investment.
Winnie has a bachelor’s degree from Syracuse University and a master’s from Hong Kong University. She lives on the South Shore with her cat and enjoys exploring the world.

Derek Laverriere, CPA
Derek has over fifteen years of experience in the affordable housing industry and has been with Stratford since 2019. Derek is part of the Asset Management Team and oversees a portfolio of affordable housing properties in various life cycles.
Derek has a bachelor’s degree from Saint Anselm College and holds his CPA License. He lives north of Boston with his wife and two children, with a third on the way. Derek enjoys golfing and exploring the outdoors with his family outside of work.

Meredith Manos
Meredith has been with Stratford Capital since its inception in 2007. She is an adept professional in office management and employee benefits and brings a wealth of experience and expertise to our organization. With a keen eye for organizational efficiency, Meredith spearheads our office management initiatives, ensuring seamless day-to-day operations. In her role overseeing employee benefits, Meredith goes above and beyond to ensure our staff receives comprehensive and competitive packages. With a deep understanding of the evolving landscape of employee benefits, she continuously evaluates and updates our offerings to align with industry best practices.
Meredith attended Syracuse University and the University of New Hampshire. Meredith lives on the North Shore and enjoys spending time gardening and enjoying the pristine beaches of Cape Ann and South Coast Maine.

Jeffrey Marshall
Jeffrey joined Stratford Capital in 2022 as a member of the accounting team. Before joining Stratford Capital, he spent close to a decade in the energy industry managing the strategic and financial operations of the energy service firm he co-founded in Pittsburgh.
Jeffrey earned a bachelor’s degree in accounting from the University of Alabama in Huntsville and an MBA from the University of Rochester’s Simon Business School. During his off hours, he can be found spending time with his family and friends, playing and listening to music, and being outdoors.

Nicole McCloy
Nicole joined Stratford in 2022 as a fund manager. She has over 20 years of experience working within many facets of the affordable housing industry, with a strong emphasis on investor relations and reporting.
Nicole has a bachelor’s degree in business administration from Muhlenberg College. She lives on the North Shore with her husband, two children, and a dog. In her spare time, she enjoys going to the beach with her family and skiing with her children in the mountains of New Hampshire.

Ben Mottola
As a founding partner of Stratford Capital in 2007, Ben has three decades of experience in the affordable housing industry, covering all aspects of the business. Although active in all areas of Stratford’s business, Ben directs Stratford’s overall syndication operations, business strategy, and closing of all investment funds. He is passionate about creating and fostering a highly collaborative work environment for Stratford’s team members.
Ben has a bachelor’s degree in business administration from St. Michael’s College, and he lives on the North Shore with his wife, two children, and two French bulldogs. Ben enjoys spending time with his family and friends, traveling, sitting in a cold rink, and searching the woods for his errant tee shot.

Sofia Mottola
A recent college graduate, Sofia joined Stratford Capital in 2024. She is part of the Asset and Fund Management teams, assisting in all areas of data analysis and portfolio management. Sofia holds a bachelor’s degree in Cognitive Science and Health, Medicine & Society from Lehigh University. She is also a member of the Phi Beta Kappa national honor society. She lives north of Boston and, outside of work, enjoys traveling and spending time with family and friends.

John M. (“Jerry”) Nelson, IV
Jerry is a founding partner of Stratford Capital. With over five decades of experience in the affordable housing industry, Jerry has founded several successful firms in this space. Jerry focuses on strategic planning, business development, and supervising marketing activities at Stratford Capital. He also enjoys mentoring team members.
Jerry is a graduate of Yale University and holds an MBA from Harvard Business School. When he’s not visiting clients around the country, Jerry likes to travel the world, play the occasional round of golf, and spend time with his family and grandchildren.

Nancy Noto
Nancy joined Stratford Capital in 2007, and as Assistant to the Chairman, Nancy plays a pivotal role in supporting the office of the Chairman. She manages various responsibilities, including executive correspondence, calendar management, and logistical coordination.
Nancy has a bachelor’s degree in design and environmental analysis from Cornell University. Outside work, she can be found with family and friends or traveling the country.

Chetan Patel
Chetan joined Stratford Capital in 2022. He has worked in the affordable housing industry for several years, initially in Fund Management and eventually transitioning to Asset Management. At Stratford, Chetan is part of the Asset Management Team and oversees a portfolio of affordable housing properties.
Chetan earned his bachelor’s degree in finance from Northern Illinois University. He enjoys spending time with his family and friends and loves playing golf year-round. Chetan is also an avid Chicago sports fan and frequently attends MLB and NFL games for his favorite sports experiences.

Brendan Power
Brendan has over twenty years of experience in the affordable housing and real estate industries. Before joining Stratford Capital in August 2012, he worked for other Boston-based tax credit syndication firms, property management firms, and several real estate developers. Brendan is part of the Asset Management Team and oversees a nationwide portfolio of affordable housing properties.
Brendan received his bachelor’s degree in business administration from Northeastern University. He lives in southern New Hampshire with his wife, two daughters, and one crazy puppy. Outside work, you can find Brendan at the lake house, on the golf course, listening to music, and spending time with family and friends.

Michael Prewitt
Michael entered the affordable housing industry in 2018, and joined Stratford Capital in 2024, as part of the Asset Management team. His is responsible for overseeing a portfolio of affordable housing properties in various life cycles.
Michael holds a bachelor’s degree from the University of Massachusetts at Amherst and lives south of Boston with his family. Outside of work, Mike enjoys being outdoors, trying new restaurants, and cooking.

Jared V. Rand
Jared has nearly two decades of experience in the affordable housing industry. Before joining Stratford Capital, he worked in various business units at a Boston-based tax credit syndication firm, including asset management, development risk management, and capital transactions. Since joining Stratford Capital in 2010, Jared’s responsibilities have included analyzing, underwriting, and closing real estate transactions. He is primarily responsible for origination, acquisition, and structuring affordable housing investments.
Jared received a bachelor’s degree in business administration with a concentration in Accounting from Northeastern University and Certificates in Real Estate Finance and Commercial Real Estate from Boston University. He lives north of Boston with his wife, son, and two daughters. When not working, Jared can be found immersing himself in his kids’ activities, coaching youth sports, trying to play golf, tending to his outdoor ice rink, and spending quality time with friends, family, and industry colleagues.

Gail Severt
Gail joined Stratford Capital in 2012, building the accounting team and streamlining the day-to-day financial operations. She came to Stratford Capital after a twelve-year stint as an accounting software consultant and ten years as a corporate controller and head of SEC reporting for real estate investment trusts. In addition to the corporate accounting function, Gail oversees treasury management and information technology.
Gail has a bachelor’s degree in accounting from St. Joseph’s College in Rensselaer, Indiana. She lives on the North Shore with her husband. She can be found at the gym or on a travel adventure when not at work.

Bob Sheehy
A veteran of the affordable housing industry since 2005, Bob has experience in various positions, including portfolio management, structured finance, special assets, and acquisitions. As an employee of Stratford since 2015, Bob’s primary responsibility as an originator is to source and close tax credit real estate deals that fit within a targeted geographical footprint for placement in Stratford’s portfolio of multi-investor and proprietary investment funds.
Bob has a bachelor’s degree in business administration from Northeastern University and an MBA from Boston University. He lives in the MetroWest area outside of Boston with his wife and three children. Bob’s spare time is consumed with the perpetual cycle of his kid’s sports, dance, and art endeavors, but he’s been known to squeeze in a round of golf when time permits.

Bruce Sorota
Since 2011, Bruce has served as Senior Vice President at Stratford Capital Group, a role in which he has had the responsibility for originating and structuring affordable housing investments as well as leading Stratford’s underwriting and closing teams to achieve successful closings, which requires extensive interaction with development teams and their advisors as well as an understanding of numerous federal and state housing programs.
After 30+ years of experience in the affordable housing industry, Bruce continues to be motivated by the satisfaction of working with other industry professionals to achieve successful closings with the shared goal of supporting affordable housing development. When not involved in these endeavors, Bruce enjoys spending time with his wife and family at a camp in the Western Maine mountains.

Renée B. Tanguay
Renée has over twenty-five years of experience in the affordable housing industry. She joined Stratford Capital in 2012 and currently serves as Originator. Her prior experience includes asset management, valuation, underwriting, and closing LIHTC partnerships nationwide. She offers a well-rounded background and deeply appreciates cultivating strong long-term partner relationships.
Renée is a graduate of Assumption College with a bachelor’s degree in international business and is a member of the Affordable Housing Partnership Committee (Dracut, MA) and Women’s Affordable Housing Network (WAHN). She lives north of Boston with her husband and two children. When not wearing her Originator hat, she can be found hosting family and friends or working on her small dahlia farm.

Karen Wester
Karen joined Stratford Capital in 2015 after working as a property management accountant for over a decade. Her responsibilities in the accounting department have broadened over the years. She continues to have her hands in numerous aspects of corporate and fund-level accounting while working closely with the fund auditors.
Karen earned her bachelor’s degree in business administration and accounting from Salem State University. She was born and raised on the North Shore and still resides there. If she is not working, Karen can be found traveling on a cruise ship where she loves snorkeling or visiting her great nieces and nephews in Connecticut.

Kyle Wolff
As a founding partner of Stratford Capital in 2007, Kyle has over twenty-five years of experience in the affordable housing industry. Kyle’s day-to-day activities are focused on overseeing Stratford’s property originations, credit underwriting, and due diligence activities. Ultimately, Kyle enjoys meeting and developing relationships with people from all areas of the affordable housing industry.
Kyle earned a bachelor’s degree in industrial engineering from Lehigh University and an MBA from Boston University. He lives on the North Shore with his wife, two sons, and an assortment of furry animals. Outside of work, Kyle enjoys spending time with family and friends, listening to a wide variety of music, playing golf, and supporting local non-profit organizations.
